A build-to-suit facility is a building specifically designed to meet the needs of the user who will occupy the space. 12M Partners have applied their skilled knowledge and expertise in build-to-suit construction to a wide range of projects and continue to enhance the necessary steps to ensure a successful project. Construction can be implemented using a design/build or general construction delivery system. In both instances, the build-to-suit process implemented involves a series of activities all phases of construction project. from pre-construction to final occupancy.

Construction management is a project delivery system being utilized more extensively today. It involves the selection of a construction firm at the onset of the project to work in concert with the owner It entails construction leadership, administration and project management. A partnering approach to design & construction has added advantages in each phases and provides significant benefits to the owner.
